This year marks the 90th anniversary of one of Milan's most remarkable residential buildings, a project that was rejected by the authorities nine times before finally receiving approval and is now protected as a landmark of Italian rationalism.
One of the principal objections concerned the walkways that bridge the two wings of the building across the central courtyard. To the authorities, these walkways seemed an unnecessary eccentricity. In reality, they are the project's defining gesture, transforming what would otherwise be two separate apartment blocks into a single architectural composition. The solution arose directly from the constraints of the site. Faced with a trapezoidal plot, the architects inscribed a rectangle within it, divided that rectangle into three equal strips, and assigned two of them to the residential wings while reserving the central section for an open courtyard. The connecting balconies completed the composition, both functionally and visually.
The crowning feature, however, is found on the seventh floor. There, surrounded by roof gardens and even its own swimming pool, sits a private villa conceived as a penthouse.
Originally, the client, Vittorio Rustici, had intended to build nothing more than a two-story family house on the site. He later concluded that an apartment building would make far better economic sense, but still wanted his own home to remain part of the project. The architects responded with a characteristically elegant solution: rather than sacrificing the villa, they placed it on top of the building, allowing a private residence and a multi-family housing complex to coexist within a single composition.
Many of you have probably recognized the unmistakable architectural handwriting behind this project. Its authors were two of the leading figures of Italian Rationalism: Pietro Lingeri and Giuseppe Terragni.
