Так еще начались и проблемы у девелопера - 2023 году Country Garden допустила дефолт облигациям. Сегодня заселенность готовых башен оценивается лишь в 15-30%, а население островов - в несколько тысяч человек против запланированных 700 тыс.

🔍 И эта история даже не про неверный выбор best use - это про глобальную ошибку в планировании. Экономика огромного проекта оказалась полностью привязана к одному каналу спроса. И этот канал контролировался не девелопером и даже не Малайзией - изменение китайского регулирования резко ограничило возможность привлекать покупателей.

🏛 Теперь власти Малайзии пытаются изменить экономическую функцию территории. В 2024 году Forest City получил статус особой финансовой зоны с налоговыми льготами для семейных офисов и отдельных видов бизнеса, а в 2025 году было подписано соглашение о создании особой экономической зоны Джохор-Сингапур.

📊 Пока результат выглядит довольно скромно. К началу 2026 года территория привлекла капитал нескольких семейных офисов в размере 400 млн ринггитов ($100 млн). Для заявленной цели формирования финансового хаба это пока небольшая величина. Forest City - город-призрак, который постепенно разрушается...
